2021 reappraisal notices on their way to Buncombe County property owners

As part of the 2021 reappraisal process, Buncombe County property owners can expect to receive a 2021 notice of assessed value early next week. The Office of the Property Assessor is scheduled to mail countywide reappraisal notices on Monday, Feb. 1. Property owners will be able to view their property value information for 2021 on the same day at buncombecounty.org/MyValue2021 by clicking the “Property Records Search” tool and entering their address or PIN.

Notices of assessed value are being sent to 127,776 property owners to provide updated market values related to new construction, changes to property characteristics, or changes due to current market conditions. “Our team of reappraisal professionals has been working diligently to produce fair and impartial values for all property owners in Buncombe County,” says Property Assessor Keith Miller. “We want to assure our residents that the overall goal is to increase equity and fairness by making assessments more uniform across the County.”

North Carolina General Statute (NCGS) 105-286 specifically requires counties to reappraise all real property at least once every eight years. Real Property is considered land, buildings, structures, and improvements. NCGS 105-286 also authorizes counties to reappraise real property more frequently than every eight years. In order to maintain current values, Buncombe County attempts to reappraise all real property on a four-year schedule. The previous reappraisal occurred in 2017.

Feb. 1, 2021 is also the start of the informal appeal process. Property owners who wish to seek further information concerning their property value or any other real property assessment questions are encouraged to visit buncombecounty.org/MyValue2021.
